I have a duplex in Shaler for sale
Its in Shaler, Off Kittanning Rd by Etna. I have owned this place since 2005.
Why selling: Doing a 10-31 exchange to use the equity for a different investment. Since this will be a 1031 exchange the timing is very important. Preference will be given to fast close. Closing preferred to use PV Settlement in Greentree.
The Price: 160K. Not many comps, but I think its realistically worth closer to 175-200K maybe a bit more? (based on seeing other comps in same zip code which is 15223 (Etna/ Shaler) Why lower price than comps? There is a large retaining wall that I have been told will start to show real signs of concern in 3-5 years, failure within 10 years. It’s a cement block wall, hollow core block was not rebar and cement filled when built (before I bought it).
Inside there are no issues that I know of. The right side furnace is a few years old. I cannot remember the left side age. No AC. Both sides are mirror images of each other. 1st floor is living, eat in kitchen, laundry, furnace roof, and bath. 2nd floor is 2 bed (and a back door to patio) and there is a 3rd floor captive bedroom on each). There is no basement. Cement slab build.
Tenants: both filled with good tenants. 1 is $900 a month and just finished 1st year. The other side is $700. Both fully paid as agreed, and no issues. Tenants pay all utilities. To my knowledge they both really like the place and have no plans to go.
Realistically, the rent could be 1K per side but I have not pushed either of them since I like them both and I have zero problems with them.

My escrow for insurance and taxes is $370.25/ month so taxes/ insurance is = $4,443/ year
